Abstract
Se realizó la presente investigación en la ciudad de El Empalme, a 167 km de la ciudad de Guayaquil, ubicado al noreste de la provincia del Guayas, sus limites son: por el oeste, norte y este limitaciones interprovinciales entre Guayas, Manabí y Los Ríos, temperatura mínima es de 21°C, precipitación promedio anual 1600 - 3200 mm y su clima es tropical. El estudio tuvo una duración de 240 días.
La formulación del problema se constituyó en si en el inicio de la presente investigación; puesto que preguntamos objetivamente de manera general será posible ejecutar un proyecto de factibilidad para la creación de un centro estético Spa en la ciudad de El Empalme, provincia del Guayas, y como objetivos específicos: Diagnosticar mediante un estudio de mercado la necesidad de instalación de un centro estético spa, elaborar un estudio técnico y económico que permita determinar la inversión necesaria para la realización del proyecto, y determinar la factibilidad financiera del presente estudio para la creación del centro estético, año 2012.
Con el propósito de dar cumplimiento con los objetivos del presente trabajo, se hizo necesario utilizar los métodos: Inductivo, deductivo, investigativo y científico. Los tipos de investigación: de campo porque se la efectuó en el lugar de los hechos, bibliográfica por cuanto nos basamos en datos estadísticos estudios realizados, libros y disposiciones fiscales, y aplicada puesto que gracias a las entrevistas, encuestas y observaciones, buscamos conocer para hacer, para actuar, construir y modificar hasta lograr la impresión del trabajo final. La encuesta se realizó tomando una muestra de 380 personas de un rango de edades entre 20 y 59 años, en el área urbana de la ciudad de El Empalme.
Se profundizo la investigación en el estudio de factibilidad y sus componentes de análisis de mercado, técnico y financiero; información que se constituyó en la base de apoyo para la evaluación financiera que es la que en último término utiliza el inversionista para tomar su mejor decisión.
La rentabilidad fue posible lograrla gracias a la utilidad siguientes fórmulas: Costos totales, depreciación de activos, depreciación acumulada, flujos de caja, punto de equilibrio (PE), Valor Actual Neto (VAN), Tasa Interna de Retorno (TIR), Relación Beneficio Costo (R. B/C), y análisis de sensibilidad.
Al culminarse la investigación se pudo definir que: El Estudio de mercado demostró que en la ciudad de El Empalme al año 2011se ofertaron un total de 244800 servicios estéticos, disponibles en los centros de belleza existentes; en lo referente a la demanda se determinó que no existe una empresa dedicada como tal a superar los problemas de estrés ya sea laboral o del hogar, arrojando una demanda insatisfecha al año 2012 de 192.375 tratamientos, que representa el 43.52% en la ciudad de El Empalme. Ante estas situaciones se estableció el tamaño del proyecto de JM Spa mismo que permitirá cubrir entre el 1.79 y el 2.60% de la demanda futura proyectada para el período 2012 - 2016, cuantificada con promedios de 5119 tratamientos y a un precio de $ 17,50 c/u. La inversión entre activos fijos y diferidos asciende a la cantidad de $ 57.299,34; el aporte del inversionista es del 56% y la gestión del crédito recomendado corresponde al 44%. Los costos totales generan un valor de $ 108.471,17; desglosados en fijos $ 55.049,57 y variables $ 53.421,60. Los ingresos en el primer año ascienden a $ 136.800,00. El flujo de caja generado para el año 2012 es de $ 28.328,83; la Relación Beneficio Costo es 1,37; el VAN $ 220261,87 y la TIR equivalente al 88 %. La evaluación financiera además señalo que el proyecto es sensible ante una disminución en los ingresos de hasta el 27% y ante un incremento en la variable costos hasta un 41%.
Finalmente concluimos afirmando que se cumplió con la hipótesis puesto que con todo el trabajo realizado y una vez determinada la rentabilidad del mismo se ratifica la creación del Centro Estético JM Spa en la ciudad de El Empalme provincia del Guayas

With the purpose of giving execution with the objectives of the present work, it became necessary to use the methods: Inductive, deductive, investigative and scientific.
